Flashing is the material that covers the seams and joints of your roof.  Flashing is installed on your roof to help guide rain and other moisture around anything that is penetrating your roofs, such as roof vents, skylights, or chimneys. If your flashing begins to fail or was never properly installed, it can cause the areas with these features to leak. 

Shingles can suffer damage over time from natural elements like hail, overexposure to sun, and physical elements like fallen tree branches.  Shingles will need to be replaced if they have started to blister, split, lose granules, lift, shrink or break. Shingles can also fly off the roof and leave the area exposed.

Without prompt attention, these shingle issues can quickly escalate as water runs beneath the adjacent shingles.

A dormer is a protrusion that juts out from a sloped roof, and has a mini roof of its own. One problem with dormers is that they are often made of cheaper and less-durable materials than the rest of the roof. This can lead to rotting and warping. 

Dormers should be repaired when they are damaged or showing signs of wear and tear. If it is not repaired, you may end up with interior wall and roofing damage.
